Green Staging

Fresh Approach offers GREEN Home Staging for Eco-Friendly and Environmentally Conscious homeowners, companies and builders.

Once again, Fresh Approach is the pioneer for new services in the Okananagan region. Our Green Home Staging means we use materials that are natural (versus synthetic) and real (versus faux). Cotton and natural fibers in bedding, towels, pillows and area rugs are always used. Real plants, trees and fruits are used instead of the more traditional faux props found in most Staged homes.

Going 'Green' is everywhere these days and Fresh Approach now offers a fresh 'green' option to Staging your home!

Builders and New Construction Staging

Most buyers need help imagining a house becoming a home. Vacant houses are not very appealing to buyers because they feel empty and impersonal. It's also hard for a buyer to get a proper perspective on scale and room size in an empty house. We can Stage a newly construction home for less than the cost of a fully designed model - adding the warmth and appeal necessary for buyers to fall in love with a house and want to make it their own.

Buyer Staging Assistance

Assisting your buyers in the sale of their present house so they can purchase your newly constructed home is a great marketing avenue for builders. Allow us to help your buyers have their existing home Staged so that it sells faster and they can move forward with their plans sooner.

Inventory Home Staging

If you have inventory homes that require a more appealing presentation to potential buyers we can help! We can use your furnishings or our furnishings to Stage these houses. We can also supplement with our items, or use what you have - we are flexible.

Educational Seminars

We can provide informational seminars for buyers of new construction homes that must SELL their existing home in order to qualify for a purchase. This has proven to be an effective way to share the importance of Staging with sellers and help builders increase buyer activity. Working in partnership with the builder, the Staging fee is offered to the buyer by the builder in lieu of yet another incentive on the new home. This helps the buyer sell their existing house and move into the new home community.

Senior Staging

Fresh Approach cares about our Senior clients. We know that when working with Seniors, we must approach the Staging process with their specific needs in mind. We have Staged for Senior citizens in the Kelowna area including seniors transitioning from their homes to an adult care facility.

When working with seniors we forego our usual process of writing a Staging report on the house where the client does most of the work. Knowing that most seniors prefer to have capable hands do the work that Staging a home involves, we will skip right to the hands-on Staging service in our report to them, unless they have family members who can actively participate in the Staging process to prepare the house for sale. In that case, we will provide the detailed Staging plan. Sometimes we bring in inventory to enhance what they have in their homes, and other times it only involves decluttering and packing things up early.

We explain our Staging recommendations and procedures so the senior client understands why we may move or remove an item and we know when to press forward and when to relax the approach based on the responses we get from a client.

All health issues regarding medications or medical equipment that cannot be put away for the selling process are acknowledged as we help these clients handle this time of transition.

Staging To Live

Are you ready for a change? Tired of how your house looks?

We offer a 1 or 2 day home makeover or Redesign for homeowners who want to refresh the look of their home.

Working within your budget and with your existing furnishings if you like, we will transform your living space into the home you've always wanted.  Depending on your preferences we can show you how to go 'green' in your home, recycle existing pieces, or should you desire a fresh new look, we can point you in the right direction to find those special pieces. We can advise you on new trendy paint colours and will pass along our designer discounts where applicable.

We charge a 2 hour minimum fee that allows us to meet with you to discuss your thoughts and create a plan. You will then be presented with a detailed report that you can execute all at once or as time and money permit. Should you want to use the ideas and suggestions yourself, they are presented in detail including a floor plan layout, or if you want our assistance, we will do that too.

E-Staging

Put the power of the internet to work for you! Introducing E-Staging!

E-Staging is a simple but powerful concept. By sending us digital photos taken by you of your house or listing, we will provide you with a detailed analysis based on what we see in the photos. A quote for services is provided when we email or speak via telephone based on our hourly rate. This service is perfect when we are geographically apart and Fresh Approach has the expertise to properly guide you in the Staging of your home.

When the work is complete and the report has been implemented, you can send us the 'after' photos to review. We will certify that your house is Staged to Sell and place your photos and information on our website and the StagedHomes.com website featuring Staged properties. This site receives more than 5 million hits each month so it's a wonderful way to gain added exposure for your house.

We base our suggestions on your photographs so all we need is a detailed set of photos of the interior and extrior of the house (at least 3 per room taken from different angles). We will send our report to you via email and can process your payment by credit card. It's that simple!
